Reserve Studies

Engineering Technologies Corporation has extensive experience in conducting reserve studies to assist associations and property managers in properly maintaining common property elements.

We recommend that a reserve study be performed at the time of property transfer from the developer to the unit owners. Following the initial reserve study, we recommend studies on a regular basis to keep cost estimates current, to identify property elements in need of repair and to ensure planned replacement.

Our reserve studies include:

  • Measurement of quantities
  • Cost estimates of reconstruction
  • Projections of future costs
  • Projection of the remaining useful life of study elements

In addition, we note on the study any needed maintenance or repair work we observe along with recommendations for rehabilitation to extend the life of the construction.
